Site in Blackburn to be developed into 435 new homes

More than £4 million is to be invested in the Blackburn community by Kingswood Homes, after it acquired the final 64-acre piece of the Gib Lane Masterplan. 

The land covers phases four to 11 of Kingswood’s Green Hills development in Feniscowles and is located west of Moorland Drive, continuing the scheme originally designed by Hemingway Design.  

In May 2021, a hybrid planning application was approved for 435 homes comprising a variety of designs – including contemporary and more traditional-style properties – to attract a diverse mix of buyers. 

The neighbourhood’s continued expansion will be boosted following the £4 million investment from SME developer Kingswood – £3 million of which is accounted for by land for a new primary school, while £850,000 will go towards new primary school places. The remaining £150,000 will contribute towards the provision of off-site affordable housing.

It’s fast become a desirable neighbourhood where people aspire to live. We’ve welcomed more than 125 homeowners to date and have committed to delivering hundreds more homes with this latest land acquisition.” 

Rule Five Land were the promoters for the site and have worked closely with Kingswood Homes throughout the purchase of all earlier phases of the Green Hills development. 

The development of the recently acquired land will see the delivery of two-bedroom bungalows, plus semi-detached and detached homes with three to six bedrooms. 

Residents will also enjoy broad panoramic views of the West Pennine Moors and prominent landmarks, thanks to the site’s topography.  

Homes forming part of the new phases will be built using red brick, slate grey coloured roofs, accents and render, in-keeping with the local Pennine vernacular. Development work is set to begin this autumn and is expected to take until late 2028 to complete.
