Sell an Inherited House Fast and Without Fuss
Coming into an inheritance can be great, but sadly it’s often accompanied by a time of grief in having lost someone you love and a great deal of worry in sorting out your loved one’s financial affairs.
When you are faced with having to sell a house you’ve inherited or you are acting as executor, you have a responsibility to sell the property and distribute the proceeds of the sale promptly and efficiently. Once the legal formalities have been dealt with and your solicitor tells you that the sale can go ahead you will need to start looking for a buyer.
Of course, you can put the property on the open market and sell in the usual way. This means that you have the opportunity to set your own selling price but you will need to take out of that figure the costs associated with the sale, such as the estate agents fee, and the cost of the sale itself, such as preparation of a Home Information Pack (HIP), as well as legal fees.
One of the problems in selling through the traditional channels is that there is no way of knowing how long the sale will take, or how much money you will end up with. The initial offer from a buyer may not be the figure that is eventually paid, especially if the house survey uncovers remedial work that needs to be done. In the current house market where prices are stagnating and in some areas even falling, you may have to drop your anticipated sale price in order to attract a buyer.
Sometimes inherited properties are not up to scratch in terms of upkeep and decoration. Although there are still a handful of buyers who want a property to ‘do up’ there are an increasing number who expect the property to be perfect so that they can move in and live there straightaway. Lack of central heating and double glazing, a poor state of decoration, old fashioned kitchens and bathrooms, together with an overgrown garden will all mean you lose money.
Property Rescue will make you an offer for the property regardless of its condition or its location. Their offer will be fully inclusive of the legal fees on the sale. You won’t need to prepare a Home Information Pack, nor will you need to instruct an estate agent. The sale will be completed swiftly and without any fuss whatsoever. You, and any other beneficiaries named in the Will, will receive your inheritance as soon as the sale is concluded and in some cases that can be a matter of just days from when Property Rescue make their offer.
