Do you charge for valuations and are there any fees, charges or hidden costs?

No.  There are no fees for valuations and we pay for your legal fees on the sale of your property. What we offer you is what you will get.

How long does the offer take?

Initially we will speak to you on the phone and ask you questions about your property.  At that stage we can usually give an indication of what our offer is likely to be.  We need to carry out a thorough appraisal of property values in your area and make other checks. This is done very quickly and we usually give you a formal offer with 24 Hours.

What if I don’t want to proceed?

There’s no obligation on you to proceed once you’ve received our offer.  No salesmen will call on you, nor will you be pestered with phone calls.

How quickly can we move?

We can exchange contracts within 24 to 48 HOURS , so you can move within a matter of days.

How much will you offer me?

The discount we typically apply is approximately 20% off the current market value of your property. This can be less or more depending on the location, value and condition of your property and whether it is tenanted.

Do I get the amount you offer me, or are there any deductions?

The amount we offer is the amount you will get, less any outstanding mortgage or loans on your property. There are no hidden charges or additional fees.

Do I need to move out?

No.  We can offer you the opportunity to stay in your home as a tenant for as long as you wish.  We will discuss this arrangement to you prior to the sale and agree the rent at that time.  You will have all the legal rights that tenants have in any rented property.

What if I don’t want to move out quickly?

We will fit in with your timetable to accommodate your move.  Just tell us what you want to do.

Do I need a Solicitor?

Yes. As with any property transaction, you will need a solicitor to complete the legal formalities.  If you do not already have a solicitor, then we can recommend one. As part of our service we will pay your legal costs on the sale of your property at the time of completion.

Do I need to complete lots of paperwork?

No.  You will need to sign an agreement with us and complete the normal legal documentation associated with any property sale.  We will liaise with the solicitor and your existing mortgage or loan company, and take care of all the formalities on your behalf. 

In what areas do you buy properties?

Nationwide.

Will anybody know about the sale?

No. We carry out all discussions with you in strict confidence.  We will not erect a "sold" or "acquired" board whilst you are still living at the property.

Repossession proceedings have been issued on my home.  Can these be stopped?

Yes. In most instances the lawyers will speak to the mortgage lenders and arrange for any loans to be repaid and proceedings halted.

The sooner you contact us the more likely we are to be able to stop the repossession taking place.

Are there any types of properties that you do not purchase?

No. We purchase all types of properties, including commercial, land, farms, and those with sitting tenants, in any condition, vacant or rented. Even those with planning, legal, tenant or structural problems.

Do I receive a lump sum from the sale of my home and is it tax-free?

Yes.  Once we have re-paid your outstanding mortgage, you will receive your equity to do with as you wish and if the property is your main residence you will pay no tax.

Do you offer re-mortgages and loans?

No.

Do you offer buy back options?

Yes.  We frequently offer vendors the option to buy their property back at a later date. Such options normally have a 2 to 5 year life span.  We agree a price with you at the time you sell your property to us and that price remains fixed for the period of the buy back option.  However, whilst we are tied in and cannot sell to anyone else, you are not; so if you change your mind and do not want to buy the property back then you do not have to.
